Northern B.C. saw 4,600 property sales, worth $1.9 billion in 2024

Quesnel, Williams Lake and 100 Mile House had 1,110 properties sold in 2024 for a total value of $463.5 million

The BC Northern Real Estate Board (BCNRB) released its statistics for property sales in northern B.C. throughout 2024.

With 4,667 properties sold, totalling $1.9 billion worth of sales in 2024. This is up from 2023's numbers, which had 4,229 sales worth $1.7 billion.

The BCNRB says the region is around 25 per cent below what they consider to be a healthy inventory in the long term. Between October and December 2024, there were 1,096 sales which is 23 per cent above the level for the same period in 2023. As of December, there were 1,759 listings in the region.

BCNRB said they expect momentum that built in late 2024 to continue into 2025. They cite the Bank of Canada further cutting interest rates as being key to helping prospective buyers get into the market.

Throughout the Cariboo, 61 more properties were sold in 2024 than 2023 and the total value of properties sold was $67.8 more than in 2023.

100 Mile House

100 Mile House saw 374 properties sold through MLS in 2024. The total value was $175 million. The number of sales is slightly higher than 2023, which had 371 sales, but the total value of those sales was less than 2024, with a total value of $158.5 million.

The district saw 116 single-family home sales in 2024 with a median value of $470k.

There were 68 parcels of vacant land, 104 homes on acreage, 34 manufactured homes on land, 13 manufactured homes in parks, and 24 recreational properties changed hands in 2024. At the end of December 2024, 263 properties were listed through MLS, up from 232 at the end of 2023.

Williams Lake

Williams Lake saw 423 properties sold through MLS in 2024 with the total value being $184 million. This is up from 2023 which had 368 sales with a total value of $141 million. 

There were 142 single-family homes sold in 2024 with a median value of $468,250.

Williams Lake saw 30 parcels of vacant land, 104 homes on acreage, 27 townhouses, 44 manufactured homes in parks and 40 manufactured homes on land sold in 2024. At the end of 2024, there were 138 properties listed through MLS, down from 2023 which had 152 at the same time last year.

Quesnel

In Quesnel, 313 properties changed hands in 2024 through MLS. This is three more than were sold in 2023. The total value of the homes sold also slightly increased to $112.8 million, up from $104.5 million in 2023.

The median value of the 121 single-family homes sold was $385k.

Quesnel had 39 parcels of vacant land, 68 homes on acreage, 29 manufactured homes in parks and 29 manufactured homes on land reported sold in 2024.

By the end of 2024, Quesnel had 142 properties listed through MLS, down from 165 in 2023.

In the Bulkley-Nechako region, 471 properties changed hands in 2024 for a total value of just over $178 million. This includes Houston, Smithers, Vanderhoof, Fort St. James and other municipalities.

Vanderhoof

Vanderhoof saw 130 properties sold in 2024 worth a total of $44.6 million. In 2023, Vanderhoof had 117 properties worth $42.5 million sold.

There were 58 single-family homes sold in 2024 with a median value of $346,250.

In addition, Vanderhoof had 23 parcels of vacant land, 30 homes on acreage, five manufactured homes in parks and six manufactured homes on land changed hands in 2024.

At the end of 2024, there were 64 properties listed in Vanderhoof, up from 58 at the same time in 2023.

Fort St. James

In Fort St. James, 54 properties were sold for a total value of $15 million. In 2023 there were 37 properties sold for a total value of $9.7 million.

In December 2024, there were 34 properties listed in the Fort St. James area, compared to 32 at the same time last year.

The BCNRB did not provide additional numbers for Fort St. James.
